Dear La Collina Residents,

 

We hope that you are enjoying the start of the summer season!

We wanted to take a moment to share a few important updates from the CDD and highlight some improvements that are underway to enhance our community spaces.

Dog Park Enhancement
We’re excited to announce that a new shade structure will be installed at the dog park! This addition will provide much-needed relief from the sun and create a more comfortable space for both pets and their owners.

Pool Resurfacing
The community pool is scheduled for resurfacing, which is expected at point in its life span. To minimize disruption, this work will be planned during the cooler months when pool usage is lowest. We’ll share specific dates as the schedule is finalized.

 Security & Access System Upgrade
We are upgrading our community’s security and access systems to improve safety and convenience. This will include a wristband (“spa band”) access system for facilities.

Good news: The access cards you currently use will continue to work with the upgraded system, and there should be no interruption in usage during the transition. A separate registration form with instructions will be sent —please keep an eye out for it. Don’t worry the

Assessment and Budget Outlook
We’re proud to share that assessments have not increased since Fiscal Year 2022–2023. However, like many other communities, we are seeing rising costs across various services and materials. To responsibly address ongoing maintenance, future improvements, and to begin building a reserve fund for aging assets, the Board of Supervisors may consider a proposed increase for FY 2026–2027. More details will be shared as discussions continue.

CDD vs. HOA – What’s the Difference?
We often receive questions about the difference between the Community Development District (CDD) and the Homeowners Association (HOA). Here’s a quick summary:

  • CDD: A public special-purpose unit of local government responsible for infrastructure, common area maintenance, and amenities such as parks, pools, trails, and stormwater systems. CDD assessments are collected annually through your property tax bill.
  • HOA: A private organization that manages community rules, deed restrictions, architectural reviews, and some neighborhood-specific services (such as landscaping, or gates). HOA fees are paid directly by homeowners, typically on a monthly or quarterly basis.

Both the CDD and HOA work toward the common goal of maintaining and enhancing the value and livability of our community—but their roles are distinct and complementary.
